GENERAL POSITION SUMMARY: Responsible for the effective planning, organizing, supervising, directing and scheduling of the leads, engineers and functions of the Facilities department that provides total facility mechanical maintenance and repair for Space Needle, L.L.C.. ESSENTIAL FUNCTIONS: Oversee all aspects of the Facilities department to ensure that the safety of our Team Members and Guest remains our number one priority, including, but not limited to maintaining all equipment and building systems for safe and efficient operation. Plan, organize and schedule preventative maintenance on all building systems and equipment. Maintain working knowledge of the execution of Fire/Life/Safety and emergency operations plan. Supervise the quarterly and/or yearly inspection/evaluation of the backflow systems, boiler permits, and kitchen exhaust hoods, etc. Provides input on all aspects of budgeting for the Finance department, including assisting with the development of the yearly budget and controlling expenses in all areas throughout the year. Provide input into facilities team member's yearly reviews. Ensure that all electrical, mechanical, fire, life, safety, building and elevator codes are enforced in all departments. Plan, monitor and track departmental expenses and labor within budget parameters. Create and manage work schedules Maintain all interior and exterior lighting systems. Maintain and schedule repairs for all cafe and kitchen equipment. Develop and maintain relationships with key vendors to ensure equipment functionality Supervise all high-rigging projects. Develop, organize and administer training initiatives to maintenance team members. Plan and organize response to disaster recovery. Update the emergency contacts list for the facilities department. Write and maintain yearly budget line items for maintenance. Ensure that all Space Needle, L.L.C. policies are adhered to in the Facilities department. Consult with other agencies to determine viable ways to conserve resources, improve efficiencies or cut costs. Continually look for green initiatives to maximize efficiencies or cut costs. Perform any other reasonable task requested by Management. OTHER RESPONSIBILITIES: Oversee Engineering staff to ensure that work is assigned appropriately, completed in a timely manner and that the quality of work performed is acceptable. Assist crews with daily tasks as needed. Prepare clear and detailed reports/summaries of projects. Make recommendations and/or decisions on Facilities department hires, terminations, promotions, and disciplinary actions. Provide annual and probationary performance reviews for all Facilities team members. Maintain organized records and drawings of jobs, buildings, equipment and projects. 24/7 accessibility by phone or email in the event of emergencies. EDUCATION, EXPERIENCE AND SKILLS REQUIRED: Five years of management experience in building maintenance/engineering. College degree (preferred) or advanced training in a field related to Engineering or Facilities. Successful completion of industrial first aid training. Knowledge of codes and practices involving safety procedures. Trained and certified in the execution of fire, life, safety and emergency operations plan for the facility. Knowledge of city and fire department codes and policies. Previous commercial kitchen maintenance experience required. Skilled in electrical systems, HVAC systems, plumbing, blueprint reading, power-driven tools and commercial building controls. Knowledge of electrical, mechanical and building emergency systems. Ability to troubleshoot and devise creative solutions. Proven project management skills. Fluent computer knowledge of preventative maintenance, work order, Auto CAD and Project software programs as well as the MS Office suite. Ability to obtain bids and work with vendors on a wide variety of projects simultaneously. Financial skills to plan, write and administer a budget. Knowledge of and ability to enforce company and departmental policies. Proven success with budget management. Knowledge of main building systems or major equipment expected life cycles. Ability to consistently meet deadlines. Strong organizational, motivational and communication (written and verbal) skills. Ability to work as a member of a team. Must be able to climb, squat, crawl, kneel, reach and lift up to 50 pounds, work with tools and machinery, talk, and hear. The vision requirements include: close vision, distance vision, and the ability to adjust focus.
