Job Title Property Accountant Worksite City Sacramento, California Salary Range $3,750 - $4,330 per month (45K - 52K Annually) Hours per week Regular (full-time) Employee - 36 - 40 hours per week FLSA Non-Exempt Conditions of Employment This is a full-time, non-exempt, benefited position. Continued employment in this position is dependent upon the mutual consent of Tower Development Corp and the employee. Either Tower Development Corp or the employee can, at any time, terminate the employment relationship at will, with or without cause. Broad Scope and Function Accounting: Responsible for performing a variety of complex accounting functions on a daily, monthly, and annual basis meeting all established deadlines. Responsibilities include but are not limited to daily bank deposits and monthly bank reconciliations; input and review of Accounts Payable (A/P); creating of Accounts Receivable (A/R) invoices; GL review and reconciliation; creating and posting of journal entries; faithful payment of numerous routine monthly obligations including mortgage/loan payments; payment of and protest of (if necessary) property tax bills; financial and year end reporting assistance to Property Manager and CFO. Property Management: Assistance to Commercial (some residential) Property Manager in all areas including but not limited to enforcement of leases/contracts; business services; supervise matters related to tenant relations and the use, property maintenance schedules, routine management/maintenance of properties; coordinate within the department for property related issues; prepare and implement budgets and projections; prepare and update tenant lease summaries; solicit and manage service contracts; ability to coordinate 24 hour emergency service when necessary; maintain current tenant data bases to include pertinent contacts, 24 hour emergency contacts, proof of insurance and other items required per terms of leases. Minimum Qualifications 1. Bachelor's Degree in real estate, business administration, finance, accounting, or related field or equivalent combination of education and/or work experience. 2. Demonstrated professional accounting experience. Knowledge of and experience with applying generally accepted accounting principles. 3. Demonstrated in depth knowledge of the methods, practices and terminology of financial and statistical record keeping; cash deposit practices and procedures, accounts payable, accounts receivable and accrual accounting entries; office practices; efficient 10-key operation; computer systems and software related to financial record keeping. 4. Demonstrated ability to prepare, review, and analyze information and to interview others to obtain or exchange information. 5. Experience in Property Management Software, i.e. Yardi Voyager/Geneses 2 preferred. Must demonstrate advance knowledge of Microsoft Office. 6. Demonstrated ability to perform duties in a fast paced, demanding work environment and to establish and maintain effective working relationships with a variety of staff, vendors, tenants and the surrounding community. 7. Demonstrated experience in working with building maintenance and building system service vendors. 8. Excellent interpersonal relationship skills with an ability to resolve issues and problems in an effective and professional manner. 9. Demonstrated ability to work independently, multi-task, meeting deadlines and budget restrictions. 10. Demonstrated experience in leadership and team building, ability to direct service providers and maintenance personnel to attain effective results. 11. Demonstrated ability to communicate and write clearly. Exceptional writing, editing, and proofreading skills required. 12. Must pass a background check and have good driving record. Preferred Qualifications 1. Bachelor's degree in real estate, accounting, business administration or a related field. 2. Minimum of 2 years of progressive property accounting experience within the commercial real estate industry. 3. Demonstrated skill in maintenance and repair. Demonstrated ability to plan, organize, and manage ongoing property maintenance projects. 4. Strong understanding of CAM and Tax Recovery analysis. 5. Real Estate salesperson license a plus.
